※ Tips for drawing up a contract
① When correcting specific words on the phrases or sentences of a contract, two parallel red lines should be drawn over them. A note should be made to the effect that the new wordings are in the margin, and both parties should affix their stamps to authorize the correction.
② If a contract consists of two pages or more, both parties should stamp their seals on the correction on each page.
③ The column concerning the real estate transaction marked “indications” should contain detailed content. However, an indication that is too simplified might render an application for registration impossible. Therefore, it is recommended to record all of the content indicated in the related registration certificate. Where the narrow space of the column does not allow this, leave a phrase like [See the latter part] or [See the appendix] and record the content on the reverse side or in the appendix.
④ To indicate an amount, do not use Arabic numerals, but instead, use Chinese characters (壹, 貳, 參, etc.) next to the character‘金’with no margin.
⑤ When the sales price or security deposit should be paid in a lump sum or when there is no intermediate payment, the indication “Not applicable” should be displayed without fail.
⑥ Unless otherwise agreed between the parties concerned, the receipt of the balance and the issuance of the registration application for ownership transfer or housing transfer should be done at the same time.
⑦ As a final article, it is recommended to put the principle of good faith, stating that both parties pledge to fulfill the agreement completely in all sincerity.
⑧ As a final step, after completing the content of a contract document, both parties concerned should sign and seal the document, and the seller and the purchaser or the lessor and the lessee and the real estate agent should each retain one copy of the document.
⑨ The parties concerned should be identified by entering the exact content of their resident registration cards.
⑩ Each party should write his/her name himself/herself and use his/her registered seal or write his/her signature.
